Roripaugh Hills General Information

Roripaugh Hills Owners Association is a California non-profit corporation consisting of those owners of homes within the ultimate boundaries of Roripaugh Hills. As of December 31, 2010 there are 439 homes within Roripaugh Hills.

The primary roles of the Association are to maintain aesthetic control, enforce the governing documents, and care for Association owned common area.

The Association is governed by a five member Community Board, made up of homeowners and elected by the membership each year to two-year staggered terms. The Board meets 11 times a year (no December meeting), on the 4th Monday of each month (unless it is a holiday) at 6:00 P.M. at the Temecula office of Avalon Management, 29379 Rancho California Road, Suite 206.

Architectural Issues:

Architectural decisions, including approving Architectural Applications for home improvement projects, are made by an Architectural Committee, compromised of homeowners that are appointed by the Board of Directors. The Architectural Committee meets each month to review homeowner submitted Architectural Applications that are processed through the Management Company.

Violations:

The Board of Directors has directed the Management Company to perform inspections of the community twice monthly to ensure there are no violations of the governing documents. If a violation is found, the Management Company will issue a letter to the owner, which is the start of the Roripaugh Hill’s enforcement policies. If you receive such a letter, it is generally due to one of these inspections. While no one likes getting this type of letter, it is through this process that your property values are maintained.

Common Area:

The Association is responsible for maintaining all common areas, including Lots 131, 41, 121, 20, 129, 1, 130, the Bolandra Lookout, and the equestrian trail.

Lot 131 is a 4-acre park site that consists of a pool, spa, and two tennis courts. The tennis court hours are from 6:00 a.m. – 10:00 p.m. Sunday through Thursday, and 6:00 a.m. – 11:00 p.m. Friday and Saturday. The pool hours are 6:00 a.m. – 10:00 p.m. Sunday through Thursday, and 6:00 a.m. – 11:00 p.m. Friday and Saturday. The pool heat is turned on early spring and normally turned off during the winter months. This area is referred to as the Lower Pool area.

Lot 129 is a 1-acre park site that consists of a tot lot with play equipment, a pool, and a wader. The pool hours are from 7:00 a.m. – 9:00 p.m. daily, Memorial Day Weekend through Labor Day Weekend. This area is referred to as the Upper Pool area.

Avalon Management has contracted with Protection Rescue Security Services to patrol the common areas only. They are only responsible to patrol and secure the common area facilities. If necessary to contact patrol services; Captain Robert Edwards @ (951) 764-9187.
